What is the importance of getting pre-approved for a mortgage? How do you go about getting pre-approved?
When we go out and start looking at homes for sale, in order for you to put an offer on a property, the seller is going to want to see that you are capable of following through on the purchase. If you are not already pre-approved with a lender, your going to run the risk of losing the property while you go through the pre-approval process. I like to have my clients get their pre-approval paperwork from their lender before we start looking in order to avoid another buyer coming along and signing a contract on your perfect home while you are waiting for your lender to approve you.
If you have not already started working with a lender, I would like to suggest talking to one of my trusted lenders below. I have closed many deals with each of them and they always go the extra mile to ensure there are no hiccups along the way.
Escrow and Closing Costs
When you are ready to put a contract on a home, you will need to write a deposit check that will be placed in escrow. This money will then be used at closing towards your home. Typically you will put down a deposit of 1%, this is negotiable in the contract.
Some of your closing costs will be:
- Home Inspection
- Closing Fee
- Recording Fee
You may have prefunded escrows as well for HOA or Condo Fees, Real Estate Taxes and insurance. These are funds you will prepay ahead of time for the upcoming years fees.

What is a home warranty? Is it worth purchasing?
I personally recommend Old Republic Home Protection to any of my clients whether buying or selling a home. It gives you peace of mind for the next year that if something happens in the home to an appliance, or other covered items, you know you wont have a huge repair or replace expense.
